Renovation, Retrofit & Refurbishment

Building on what exists — with care for what's unknown until work begins.

What’s included

  • Condition survey and detailed scope definition prior to works.
  • Structural investigation and hidden works assessment.
  • Phased delivery to allow partial occupation where required.
  • Specialist trade coordination for sensitive or heritage fabric.
  • Regulatory compliance upgrades (fire, accessibility, energy performance).
  • Post-works snagging and handover with updated as-built record.

Renovation and refurbishment work shares many of the same disciplines as new-build construction but adds the specific challenges of working within existing fabric — unknown conditions behind walls and under floors, structural elements that require careful assessment before they can be altered, and the need to sequence work so that parts of a building can often remain in use while other parts are under construction. Managing these challenges requires more careful pre-construction investigation and more adaptive site management than new-build work.

We bring a methodical approach to renovation projects: thorough condition surveys and investigation before work begins, clear scope documentation that identifies what's known and what will be resolved during construction, and phasing strategies that protect the client's ability to continue using the building where occupation during works is important. The goal is a finished building that reflects the client's vision without the cost and programme impact of unexpected discoveries derailing the project mid-delivery.
