Building on a greenfield site — previously undeveloped land — removes some constraints but adds others. The absence of existing structures simplifies some aspects of construction, but the absence of established infrastructure, utilities, and ground knowledge means that site investigation, enabling works, and careful sequencing of early construction activities are critical to keeping the programme and the budget where they need to be.

We approach greenfield projects with particular attention to the site preparation and enabling phase — ground investigation, statutory utility connections, access road and drainage first-fix — because decisions made here directly determine what the rest of the construction phase can achieve. For phased master-planned developments, where the site needs to deliver usable buildings before it's fully built out, we plan construction sequencing to allow early phases to reach occupancy without being held back by incomplete later phases.
