Brownfield construction — building on previously developed land — requires a different level of pre-construction investigation and site management than greenfield work. Existing structures, buried services, contaminated ground, and the uncertainty that comes with working within or adjacent to what's already there all create risks that have to be understood and managed before they become programme-disrupting surprises mid-construction.

We manage brownfield projects with a systematic approach to the unknown: pre-construction surveys and investigations that map existing conditions as thoroughly as possible, clear protocols for managing what surveys can't predict, and phased construction sequences that minimise disruption to adjacent properties and occupiers. The goal is not to eliminate uncertainty — that's impossible on any brownfield site — but to ensure that when something unexpected emerges, the response is organised and controlled rather than reactive and expensive.
