Rental and lease valuation establishes the market rent an asset should reasonably command, or assesses the value of a leasehold or freehold interest where a lease is already in place — work required for rent review negotiations, lease renewal, portfolio management, and lease accounting purposes. This requires close attention to comparable rental evidence, lease terms and covenant strength, and, increasingly, the accounting treatment of lease arrangements under current financial reporting standards.

We prepare rental and lease valuations in accordance with IVS and RICS guidance on the valuation of leasehold interests, and, where relevant to a client's financial reporting obligations, with regard to Ind AS 116 (Leases) and its international equivalent IFRS 16, which govern how lease arrangements are recognised and measured in financial statements.
