Market valuation establishes the price a property or asset would reasonably be expected to achieve in an open market transaction between a willing buyer and a willing seller — the most commonly required form of valuation, underpinning transactions, acquisitions, disposals, and general commercial decision-making. This work requires a genuinely grounded understanding of local market conditions, comparable transaction evidence, and the specific characteristics of the asset being valued, rather than a mechanical application of a formula divorced from real market behaviour.
We prepare market valuations in accordance with the International Valuation Standards and, where relevant to institutional or cross-border requirements, the RICS Red Book Global Standards — applying recognised valuation approaches including the comparable sales method, the income capitalisation method, and the cost approach, selecting whichever method or combination of methods is genuinely most appropriate to the asset type and available market evidence.
